Booking Terms

The person making the reservation must be at least 25 years old and must stay at the property for the duration of the reservation.

Your reservation is for the dates and number of guests shown in your booking confirmation.

Please let us know before arrival if something about your guest count or plans changes. The property may not be used beyond its stated overnight capacity.

A reservation may not be transferred to another person without our approval.

We use keyless entry and will send arrival information before your stay.

If you need something different, ask us. When we can accommodate it, we will.

Ottaway Landing is a home on forty acres along the Boardman River.

Please care for the house, furnishings, land, river, and everything living here with reasonable respect.

Normal use is expected. Life happens. A glass gets broken. Something gets spilled. That’s different from reckless, intentional, unauthorized, or negligent damage.

If something happens while you’re here, please tell us promptly. Early communication usually makes things much easier to address.

Only registered overnight guests may stay overnight at the property.

Day visitors are welcome only when they are consistent with the nature and capacity of your reservation and any applicable property rules. Please contact us in advance if you’re planning something beyond the ordinary rhythm of a stay.

Ottaway Landing is made for gathering.

That does not mean every lodging reservation automatically includes permission to host an event.

Weddings, ceremonies, retreats, workshops, professional gatherings, parties, photo or video productions, or other organized events must be arranged with us in advance and may require a separate agreement, fee, or reservation structure.

No unauthorized parties or events.

This is a place shared with neighbors, wildlife, and a lot of nighttime sky.

Please observe the quiet hours provided in your arrival information and keep outdoor sound at a respectful level, particularly at night.

Smoking and vaping are not permitted inside the house, bunkhouse, garages, or other enclosed structures.

Please follow any additional outdoor smoking restrictions communicated for the property, particularly during periods of elevated fire risk.

Pets are not permitted unless we have expressly agreed otherwise in writing before the reservation.

Service animals are handled in accordance with applicable law and are not treated as pets under this policy.

Children are welcome at Ottaway Landing.

The property also includes natural and recreational features that require active adult supervision, including the river, pool, hot tub, outdoor areas, stairs, fire features, and surrounding land.

Parents and responsible adults remain responsible for supervising children in their care.

The Boardman River is a natural body of moving water. Conditions can change with weather, season, current, temperature, and other factors.

Swimming, wading, paddling, fishing, or otherwise entering or using the river is undertaken with appropriate care and judgment.

Please supervise children closely near the river and use appropriate safety equipment for water activities.

Please use the pool and hot tub responsibly and follow any posted or provided safety instructions.

Children must be appropriately supervised.

Do not use the pool or hot tub when impaired or when conditions make doing so unsafe.

No glass is permitted in or immediately around the pool or hot tub.

Use only designated fire areas and follow any instructions provided by Ottaway Landing.

Never leave a fire unattended.

Outdoor fires may be prohibited temporarily because of weather, drought, fire restrictions, or other safety conditions. If we tell you fires are temporarily unavailable, please honor that restriction.

You are staying within a living landscape.

Wildlife, insects, changing weather, uneven ground, branches, roots, mud, snow, ice, and other natural conditions are part of being here.

Please observe wildlife rather than feeding or approaching it, stay aware of conditions around you, and use reasonable care while exploring the property.

Homes and land occasionally do what homes and land do.

Power, internet, appliances, heating or cooling equipment, recreational amenities, pool or hot-tub equipment, and other systems can occasionally experience interruptions or require maintenance.

If something isn’t working as expected, please let us know. We will make reasonable efforts to address it promptly.

Please tell us promptly about significant damage, breakage, accidents, or unsafe conditions.

We distinguish ordinary wear and accidental mishaps from intentional, reckless, negligent, or unauthorized damage.

Our final damage-protection terms will be incorporated here once the applicable damage-protection program has been selected and confirmed.

We understand that plans sometimes change.

If you cancel 30 days or more before your scheduled arrival, we’ll refund your payment in full.

If you cancel 14–29 days before arrival, we’ll refund 50% of your reservation.

Cancellations made less than 14 days before arrival are non-refundable.

And because we want this to be fair on both sides: if you cancel within one of the partially refundable or non-refundable periods and we’re able to rebook some or all of your cancelled nights, we’ll refund the amount we recover from those rebooked nights, up to the amount you otherwise forfeited.

If Ottaway Landing must cancel your reservation because we are unable to host you, you will receive a full refund of all amounts paid to Ottaway Landing.

We recommend travel insurance for circumstances that may interrupt your plans, particularly weather, illness, travel disruptions, or other unexpected events.

We would rather help you come another time than have you lose the money you’ve already paid.

If your plans change and you still want to stay at Ottaway Landing, you may request to move your reservation to different available dates at least 14 days before your original scheduled arrival.

When an eligible reservation is moved, 100% of the money already paid to Ottaway Landing for that reservation may be applied toward the new stay. The transferred amount becomes reservation credit toward the replacement booking rather than being refunded and repaid.

The replacement stay must begin within 12 months of the original reservation’s scheduled arrival date. The new dates are subject to availability.

If the new stay costs more than the original amount paid, you pay the difference. If the new stay costs less, the remaining balance stays available as Ottaway Landing reservation credit rather than being refunded in cash. That remaining credit may be used toward another eligible stay within the same original 12-month credit period.

Reservation credit has no cash value except where a refund is otherwise legally required; cannot be transferred to another person without approval from Ottaway Landing; cannot be applied to Residency patronage or unrelated purchases; and is intended for lodging at Ottaway Landing.

A date change is not considered a cancellation when handled through this process.

If you need to change your dates less than 14 days before arrival, please write to us. We may consider exceptional circumstances individually.

Additional practical instructions may be provided in your arrival guide or house manual.

Those instructions are intended to help everyone use the property safely and respectfully. If there is a conflict between a material term in these Booking Terms and an informal instruction elsewhere, these Booking Terms control unless we agree otherwise with you in writing.

Sometimes weather, property conditions, emergencies, governmental requirements, safety concerns, or circumstances beyond anyone’s reasonable control affect a stay.

If something significant happens, we will communicate with you and work in good faith toward a reasonable solution consistent with the circumstances and any applicable booking terms.

Personal information associated with your reservation is handled according to the Ottaway Landing Privacy Policy.

By completing a direct reservation and agreeing to these Booking Terms, you acknowledge that you have read and accepted the terms applicable to your stay.

These Terms are governed by the laws of the State of Michigan, except where applicable law requires otherwise.
